Wilmington MA Homes For Sale

Wilmington MA Homes For Sale | Wilmington MA Condos For Sale

I grew up in the great town of Wilmington MA.  I have so many amazing memories of my time there.  Growing up, I remember every Tuesday night my grandfather would come over and pick me up, and take me to Weinberg's (and later, after Weinberg's closed, to Tattersalls) for my weekly fix of comic books.  I also remember going to Grant's department store at the Wilmington Plaza, and playing video games at the arcade that used to be where Big Joe's and the train station are now.  And like every other kid in Wilmington, I took swimming lessons at Silver Lake.

I'm showing my age here, but I attended the Glen Road School (now the Town Hall) for my elementary years (except 2nd grade, where I attended the Whitfield School), 6th grade at the Shawsheen School, junior high at the West Intermediate School, and then graduated Wilmington High School (Class of '86, marking 25 years this year).

Most of the landmarks I just described are long gone, and what's left has changed greatly, but some things remain.  Wilmington still knows how to do the Fourth of July right, with the annual carnival, the music on Wilmington Common, and of course the extremely popular firweorks display that draws residents from many of the surrounding towns as well.

For all these reasons and many more, Wilmington is a great town, retaining many of its small-town characteristics while attracting a diverse cross-section of people from all of walks of life, attracted as much by its unbeatable commuter location (4 exits off Route 93, two different commuter rail T stations) as they are by the great housing deals to be had right now.

Another plus: if you're  looking for a condo in Wilmington, until a few years ago, you would've been out of luck, as there were only 2 or 3 units in the entire town.  But now, there are some wonderful new and almost-new garden style condos as well as townhouses, ranging from the very-affordable to the luxury, high-end and even 55+.

Sell Your Home For $30,000 More!

 Wilmington MA homes for sale

Could choosing the right REALTOR®  to sell your home put an extra $30,000 in your pocket at closing?  Take a look at this testimonial from a couple whose home I sold in Wilmington a while back:

"We put our home on the market... and figured it would take several months just to get an offer, given the market conditions.  The other two agents that we interviewed both told us to price the home between $409,900 - $429,900 and to expect a sale price of about $405,000.  Chris told us that he thought he could get us more, and put the home on the market at $439,900.  Chris aggressively marketed the home and we got a ton of showings and multiple offers.  Two months to the day of the listing date, we signed a P&S with the buyers, and closed... less than 3 months after we listed the home, and at about half the average market time for a home like ours.  Plus, he got us a sale price of not $405,000.00 for our home, but $435,000.00, or 98.9% of our asking price and $30,000 more than the other two agents told us!  We were very pleased with how things  turned out and would recommend Chris and his team to anyone who is looking for a REALTOR® to sell their home.”  - Dan & Barbara Bates

Dan and Barbara had a beautiful home in a great neighborhood and were just a pleasure to work with, and they were a personal referral from a family I've been friends with for years.  I was happy to get the opportunity to sell their home, and grateful to have been able to do a great job for them.  But imagine if they had listed their home with one of the other agents and left $30,000 on the table.

The real estate market has shown new life in 2011, and I am personally busier than I have been in several years.  With things seemingly headed in the right direction, it's all the more reason for a prospective seller (or buyer) to be very careful when choosing an agent to represent them in their real estate transaction.  Make sure you do your due dilligence - not all agents are created equal.
